Phinma unveils second Mañosa-designed posh townhomes in Davao City
Davao City-Phinma Properties had a grand launch of its second high-end townhome development, Likha Residences Davao. It offers its customers a three-story work of art, a spacious green environment, and modern Filipino architecture by master planner Mañosa Architectural Company

The elegant and artistry-filled grand launch themed “Art you can live in “  was held on Saturday (June 1) at Dusit Thani Residence Davao.

Raphael B.Felix president and CEO of Filipino company Phinma Properties, in an interview at the sidelines of the event, said Likha Residences Davao is next to the tasteful and classy Phinma and Mañosa Likha Residences Alabang in Muntinlupa City that sells well when it was completed.

He said Phinma chose Davao City for its second upscale project, given its speedy growth.  Phinma branched out in Davao City in 2013.

“It is a growing city and it’s growing fast, plus a lot of ongoing infrastructure, peace and order, many schools;  these attract many people to Davao,” Felix said.

Likha Residences Davao is the third development of Phinma Properties in the city. The first was the Arezzo condominium in Dona Pilar, Sasa, constructed in 2013. It also ventured into townhomes in Tugbok here in Davao City last year as its second project.

Felix is bullish  Likha Residences Davao will create a niche market for many Filipinos who desire to experience the comfort of living both in a house andlot and condominium.

“We marry those two things, you are in a horizontal development,  yes smaller than a house and lot but it’s similarly sized but significantly larger than a condominium for the price of a condominium, so that is where we are in Likha, “Felix said.

Phinma is giving its customers the chance to experience a modern Filipino life and breathe fresh air in the Mañosa-designed townhomes, he said.

 Likha  Davao Residences’ design is focused on its climate-conscious features, artistry,  and Filipino heritage.

The high-end townhome is  Mandaya tribe-inspired.  “Likha is uniquely Mandaya using the Dagmay Pattern in the entire building for proper ventilation. Likha is a lot of science, a lot of climate, and a lot of culture, Arch. Gelo Mañosa, the CEO of Mañosa & Co.Inc.  (MCI) said in a video presentation during the grand launch while guests had a remote viewing of the entire Likha Residences Davao perspective.  MCI was led by Francisco Mañosa, National Artist of the Philippines for Architecture in 2018. 

Dagmay is one of the Mandaya tribes of Davao Oriental’s most popular textiles. It is a handwoven cloth designed with a pattern for which the Mandaya weavers are known. Mandaya people are known for their masterful ikat (a weaving pattern) in abaca, the primary fiber they use for weaving. “We used Dagmay as a starting point and from there we incorporated in the entire building,” Mañosa said.

 

He said Likha Residences Davao townhomes are designed for modern Filipinos where elements from the traditional Bahay Kubo were also incorporated in modern designs in the entire 3-story townhome like large windows, and “tukod” for the window system.

“The basic challenge is how this fits to our local culture like how Filipinos use it and how a Filipino or Dabawenyo relates to the space we create. We wanted one that could allow gatherings flexibility in space from room to the ground floor. We do local culture treatments for ceiling, and wall texture, and we top materials like bamboo rattan things related to us as Filipinos.

The townhouse has plant boxes that absorb direct solar radiation from the sun. It is not just for aesthetics but it will help protect the interior spaces and help maximize temperature inside the building.

 Named after the Filipino word “create” Likha Residences Davao is an upscale development spanning 1.7 hectares of land in Dona Asuncion Hizon Road, Barangay Pampanga.  On this site, 94 modern townhomes will be built, some of which will have an elevator. All of the townhomes will have two carports.

 Phinma is targeting to turn over 55 of the 94 designer units in 2027 and the rest upon its full completion in 2030.

 Likha’s lot areas could range from 88 to 108 square meters(sq) and floor area from 180 to 240 sq. Prices of the units start from P 20.3 million.

Phinma’s first luxury developments include the Manila Polo Club Townhouse, Mariposa Square, and Mariposa Villas. Judy Quiros
